Our Proposals

The proposals for the land at Coleshill Heath Road seek to deliver two sensitively designed residential developments that will provide new homes alongside high-quality landscaping, open space, and supporting infrastructure. Together, the sites are intended to create sustainable and attractive places to live that respond positively to their surroundings and the existing character of the area.

The proposed developments will help achieve local planning priorities by providing a policy compliant housing mix, affordable housing (50%), and public open space.

Both applications will be submitted in outline form. This means that the current proposals establish the key development principles, including the broad scale of development, access arrangements, and the indicative layout of the sites. More detailed matters such as the appearance and design of individual homes, landscaping details, architectural character, and the final layout will be considered through subsequent planning applications, known as Reserved Matters applications. These later stages will provide further opportunities for community engagement and feedback.

At this stage, indicative layouts are being prepared to demonstrate how each site could be developed in a sustainable and deliverable manner. While these plans are illustrative and will evolve through the detailed design process, they show how new homes, streets, green infrastructure, and public spaces could be arranged to create well-connected and attractive residential environments. The illustrative layout plans will be submitted in support of the planning applications that are being prepared.

A landscape-led approach has informed the emerging proposals, ensuring key views into and out of the sites are protected and suitable environmental buffers are implemented. Development areas have been carefully arranged to create a clear hierarchy of streets and spaces, with homes designed to front onto roads and shared areas in order to achieve natural surveillance, active frontages, and a strong sense of place.

Access to the developments will be designed to meet modern highway and safety standards. Vehicular access points will provide safe and convenient entry and exit arrangements, while the internal layouts will prioritise pedestrian movement and connectivity. Opportunities for walking and cycling will also be supported through links to surrounding streets, local services, employment areas, and public transport connections.

Green infrastructure will play a central role in shaping both developments. Existing landscape features and boundary vegetation will be retained and enhanced wherever possible, with additional planting introduced to strengthen biodiversity. New tree planting, habitat creation, and areas of informal open space will help provide attractive settings for future residents while supporting ecological enhancement.

Overall, the proposals aim to create high-quality residential developments that are well integrated with the surrounding area, environmentally responsive, and capable of delivering long-term benefits for both existing and future communities.
